Is there any discussion about getting a builder involved?
I find these QS reports and the design process generally, fundamentally flawed without a builder.
Two builders will price the same thing very differently. They will base the price on their direct experience of the design. And ultimately on risk. So it would seem like the design is currently being driven by a QSs version of an assumed bias and risk the builder might have. None of this seems right to me.
If we complete the design without a builder, what we need to do during the tender is then find a builder that allocates minimum or no risk to every one of the design decisions we make. We might be searching a long time.
Wouldn’t it be better to guide the design towards the biases of a known builder?
When we look at the floor structure which we are currently thinking about. I don’t think the current team, including you, me, QS, client, etc. have any idea what the “right” decision is. We are going to end up choosing a design direction completely randomly in pure hope that we can find a builder that might agree with us.
And there is little opportunity for innovation as we will need to make the design as “generic” and low risk as possible.
